Common rules of thumb used by real estate investors
1% Rule
Monthly rent should be at least 1% of the purchase price for positive cash flow.
$300,000 property → $3,000/mo rent
50% Rule
Expect about 50% of rent to go toward operating expenses (excluding mortgage).
$2,000/mo rent → $1,000 for expenses
70% Rule (Flips)
For flips, pay no more than 70% of ARV minus repair costs.
$200K ARV - $30K repairs = $110K max
