Acceptable Use Policy

This Acceptable Use Policy ("AUP") outlines the rules and guidelines for using Varden Homes services. By using our platform, you agree to comply with this policy. Violation of this policy may result in suspension or termination of your account.

Prohibited Activities

You may not use Varden Homes to:

Illegal Activities

  • Violate any applicable laws, regulations, or government orders
  • Facilitate illegal discrimination in housing based on race, color, religion, sex, national origin, familial status, disability, or any other protected class
  • Engage in fraud, money laundering, or other financial crimes
  • Evade taxes or assist others in tax evasion
  • Facilitate illegal evictions or violations of tenant rights

Harmful Content

  • Post false, misleading, or deceptive property listings
  • Share content that is defamatory, harassing, or threatening
  • Upload malware, viruses, or other malicious code
  • Distribute spam or unsolicited commercial messages
  • Share personally identifiable information of others without consent

Platform Abuse

  • Attempt to gain unauthorized access to other accounts or systems
  • Circumvent security measures or access restrictions
  • Scrape, data mine, or automatically collect information from the platform
  • Interfere with or disrupt the service or servers
  • Create multiple accounts to circumvent restrictions or abuse features
  • Reverse engineer, decompile, or disassemble any part of the service

Financial Misconduct

  • Process payments for properties you do not own or manage
  • Use the platform to collect payments for illegal activities
  • Provide false information for identity verification
  • Manipulate or exploit the payment system
  • Charge excessive or illegal fees to tenants

Fair Housing Compliance

Varden Homes is committed to fair housing. All users must comply with the Fair Housing Act and equivalent state and local laws. You may not:

  • Refuse to rent, sell, or negotiate based on protected characteristics
  • Set different terms, conditions, or privileges based on protected characteristics
  • Use discriminatory language in listings or communications
  • Falsely claim unavailability based on protected characteristics
  • Discourage applications from members of protected classes

Property Listing Standards

All property listings must:

  • Accurately represent the property's condition, features, and availability
  • Include current, authentic photographs of the actual property
  • Disclose all material facts and known defects
  • Comply with local disclosure requirements (lead paint, mold, etc.)
  • State accurate pricing without hidden fees
  • Be for properties you are legally authorized to rent or manage

Tenant Screening Standards

When using tenant screening features, you must:

  • Apply consistent screening criteria to all applicants
  • Provide adverse action notices when required by the Fair Credit Reporting Act
  • Not use screening information for discriminatory purposes
  • Keep screening reports confidential and dispose of them properly
  • Comply with state and local laws regarding criminal history in housing decisions

Communication Standards

When communicating through the platform:

  • Be respectful and professional in all interactions
  • Do not harass, threaten, or intimidate other users
  • Do not share inappropriate or offensive content
  • Respond to communications in a timely manner
  • Do not impersonate others or misrepresent your identity

Security Requirements

To maintain platform security, you must:

  • Use a strong, unique password for your account
  • Enable two-factor authentication when available
  • Keep your login credentials confidential
  • Log out of shared or public devices
  • Report suspected security breaches immediately
  • Not share your account with unauthorized individuals

Enforcement

We investigate all reported violations and may take action including:

  • Issuing warnings

  • Reporting illegal activity to law enforcement
  • Pursuing legal action

The severity of enforcement depends on the nature and frequency of violations. We reserve the right to take any action we deem appropriate.

Changes to This Policy

We may update this Acceptable Use Policy from time to time. Continued use of the service after changes are posted constitutes acceptance of the updated policy.
